YOUR PHONE CALLS ARE NEEDED NOW!

Monday, March 30, 2026

Dear CHARM Supporter,

Maryland condo and HOA homeowners like you are seriously needed right now to get some legislation passed in Annapolis!

We have two bills we're supporting and need your help to get them over the finish line:

  1. The first bill allows you to RECORD your community's board meetings. This helps keep boards accountable.

  2. The second bill creates a Maryland OVERSIGHT DIVISION to receive homeowner complaints, investigate abuses, and report the findings.

CHARM Maryland's Board of Directors believe these two bills will help level the playing field for homeowners in common communities -- and they have a real chance of passing. That's why we need your help NOW!

Please CALL YOUR LEGISLATORS BEFORE APRIL 3 and tell them you support these bills. It's easy!

Here's how:

  1. Find out who your legislators are (select "Lookup" at this Maryland state webpage) and call them on the phone. Tell them that you support these two bills that are crucial for condo- and HOA-community homeowners.

   2. You, and every Marylander, is represented by three delegates and one senator. Call all four of them. You can even use the script below!

Thank you! Together, we can make a difference!

Sincerely,

The Board of CHARM Maryland, Inc.

P.S. Visit our Advocacy webpage to see our position on nine bills now being debated in the Maryland General Assembly.

      ******* SUGGESTED PHONE SCRIPT. *******

"Hello. My name is ___________ and I live in ____________, Maryland. I live in [an HOA or condo] community named _______.

I hope [Senator or Delegate] _____________ will vote in favor of HB402 to create a state Oversight Division that will review complaints from homeowners like me who live in common-ownership communities, who will centralize the collection of governing documents, and report findings to the Maryland Legislature and general public.

I hope my elected representatives will also support HB1362, which would allow homeowners to record community meetings and protect those recordings.

"Please let me know what the [senator's / delegate's] ______ position is on each of these two bills. Thank you, and have a good day."
